Case Studies and Technical Solutions for Sealants in the Construction Industry

In the extreme desert environment of the Burj Khalifa in Dubai, how does a special sealant withstand temperatures of 50℃ and strong ultraviolet rays to ensure the safe operation of the world's tallest building? The key lies in the remarkable advancements in sealant technology.

Adhesive sealant, as the "invisible guardian" of modern architecture, its performance directly affects the durability, safety and energy-saving effect of buildings. The selection of global landmark buildings has witnessed the evolution of adhesive sealant technology: from the Burj Khalifa in Dubai to the Shanghai Tower, from super high-rise buildings to prefabricated residences, adhesive sealant solutions are constantly breaking through technological boundaries.

01 Landmark Application, Extreme Challenge

The world's tallest building, the Burj Khalifa in Dubai, faced severe sealing challenges during its construction. Standing at 828 meters tall, this building has a 142,000-square-meter glass curtain wall, which needs to cope with extreme weather conditions such as high temperatures, sandstorms and intense sunlight in the desert region of the Middle East.

Dow Corning's 993 silicone structural assembly sealant was selected for the structural bonding between glass and curtain wall profiles. After curing, this sealant forms a durable, elastic and waterproof structural assembly seal layer, providing a strong elastic structural fixation.

In response to the problem of high internal pressure and shortened lifespan of insulating glass under high-temperature conditions, the project adopted Tao Xi 3362 insulating glass double silicone sealant, which effectively regulated the internal pressure of the insulating glass and extended its service life.

The interior space also requires special solutions. Tao Xi 798's refrigeration and cleanroom system special sealant has been applied in scenarios such as high-end apartment bathrooms due to its environmentally friendly and anti-mold, anti-bacterial properties.

02 Material Innovation, Technological Breakthrough

Sealant technology has made significant progress in recent years. MS Polymer, a silicon-based modified polymer, serves as a new type of sealant base material and possesses the advantages of both silicone and polyurethane.

The GENIOSIL® XM series launched by Wacker Chemical can produce low modulus sealants with a modulus less than 0.4 N/mm² and a rebound rate greater than 70%. These products fully meet the stringent requirements of the DIN EN ISO 11600 standard.

GENIOSIL® XM 25 can be used to prepare low-modulus sealants with extremely high resilience, with a modulus close to 0.3 N/mm² and a resilience rate close to 90%. This product is particularly suitable for expansion joints, window frames, and connection seams between walls in prefabricated buildings.

GENIOSIL® XM 20 is suitable for preparing adhesives with extremely good elasticity and without plasticizers. Laboratory tests have shown that the maximum elongation at break exceeds 700%, and the tensile strength reaches up to 4N/mm².

03 Quality Standards, Performance Enhancement

The global sealant technology standard system is constantly being improved. The main standards include: China's national standard GB/T16776, the new industry standard JG/T475, the American standard ASTM C1184, and the European standard ETAG002.

These standards differ in terms of strength requirements, area of bond failure, and durability tests. The Chinese standard GB16776 stipulates that the cohesive failure area must be greater than 95%, while the European standard ETAG002 requires it to be greater than 90%, and the American standard ASTM C1184 does not specify the bond failure area.

In terms of durability testing, the American standard ASTM C1184 stipulates a 5000-hour water-ultraviolet light aging test; the Chinese standard GB 16776 has a test duration of 300 hours; and the European standard ETAG002 examines an aging test of water-light exposure for 1008 hours.

Studies have shown that the lifespan of high-quality structured assembled silicone can exceed 50 years, providing long-term security for building safety.

04 Environmental Protection Trends, Green Development

With the growing awareness of environmental protection, the demand for low-VOC (volatile organic compounds) and solvent-free sealants has been gradually increasing. In 2023, the market share of low-VOC sealants had reached 30%, and it is expected to rise to 40% by 2025.

The market share of MS sealant used in Japanese construction exceeds 35%, and it has always held the top position in terms of market share. In the sealant material market in Europe, the market share of MS sealant is approximately 10%.

The MS sealant overcomes the contamination defect of traditional sealants from a mechanism perspective. It does not cause hydrophobicity around the joint, thus avoiding the adhesion of contaminants. This characteristic is particularly important in applications involving porous materials such as stone and concrete.

The surface of the MS sealant can also undergo coating treatment, and it is compatible with most paints, meeting the market demand for uniform exterior wall colors. This not only maintains aesthetics but also reduces the cost of renovation and repair.

05 Special Solutions, Addressing Complex Requirements

For special application environments, sealant technology is also constantly evolving. The humid subtropical climate in Hong Kong has specific requirements for sealants.

The Nanomaterials and Advanced Materials Research Institute (NAMI) has developed a bionic silicone sealant solution. Even when applied to damp surfaces, it exhibits extremely excellent durability, surpassing other similar products on the market. This innovation has won the Gold Award at the 2023 Geneva International Invention Exhibition.

In the field of engineering waterproofing, a significant breakthrough has been achieved in the development of thixotropic epoxy composite FPO sealing tape. This new material is composed of modified polyolefin (FPO) as its core component and can be pre-formed to fit different gap widths.

Its tensile strength exceeds 20 MPa, the elongation at break is over 700%, it can withstand no cracks at -45℃, can withstand a water pressure of 20 meters, and forms a chemical bond with concrete, avoiding the risk of physical adhesion detachment.

06 Market in China, Leading Globally

China has become the world's largest user of sealants. The output value of construction sealants in 2024 will reach 13 billion yuan.

Silicone sealant dominates the Chinese market, with a market share of approximately 65% in 2023 and a production volume of 949,000 tons. Polyurethane sealant follows, with a market share of about 20% and a production volume of 292,000 tons.

In terms of regional market distribution, South China and Southwest China have emerged as the most prominent regions, accounting for over 40% of the total share, along with East China which accounts for more than half.

07 Future Trends, Intelligent Development

The building sealant industry is moving towards the direction of high performance, environmental friendliness and intelligence. The new track of building sealants in 2025 will be in the field of green building materials and industrial manufacturing.

With the popularization of the concept of residential industrialization (residential industrialization), concepts such as site selection and material selection have gradually become familiar to people. The development of MS glue suitable for Chinese architectural characteristics has become an important direction in the industry.

The development of intelligent buildings has placed new demands on sealants. The Henderson, a representative project of Hutchison Properties, is the first office building to receive the highest rating of "Three-Star Pioneer Level" in the authoritative China Smart Building Pre-evaluation.

The comprehensive and professional solutions provided by companies like UGA indicate that in the future, the sealant industry is not merely about selling products; it is more about offering customers comprehensive and professional advice and solutions.

With the advancement of urban renewal and green building policies, the sealant industry is experiencing a new round of development opportunities. It is estimated that by 2025, the market size of building sealants in China will increase to around 22 billion yuan, and the production volume is expected to reach 17.5 million tons.

In the next five years, innovative products such as bio-based sealants, UV-curable sealants and smart-responsive sealants will gradually become the mainstream in the market.

The sealant will evolve from a simple sealing material to a multi-functional material that combines sealing, protection and energy conservation. It will provide safer, more environmentally friendly and more efficient solutions for the global construction industry.
